What is Home Staging?
In 2009, Castellan Real Estate Partners launched its acquisition initiative to take advantage of significant dispositions in the market as a result of the financial crisis. Co-founders John Salib and Paul Salib worked together to establish a real estate investment firm that focuses on introducing effective property management practices to undervalued assets that have been run down due to poor management, inadequate capitalization, and other special circumstances. Castellan Real Estate Partners has also invested in debt and equity real estate transactions, property construction, development, and sales.
Repositioning properties for sale requires accurate and strategic planning to get the best buyers and sell a property for a higher profit margin. Home staging is the process of strategically arranging decor and furnishing to make a house appear beautiful while selling. When selling a property, sellers want to put on the market a beautiful and attractive property that will attract many potential buyers. Staging a house is a strategic move for sellers as it has a great impact on how buyers perceive a property. Besides staging increasing the sales price of a property, buyers often find it easier to visualize a staged property as their own.
For staging to be successful, the focus should be placed on rooms and areas that have the biggest potential to influence decisions that buyers make. Rooms that should stand out include the living room, master bedroom, and kitchen. In addition, sellers should avoid including personal touches to home as the focus should be on the buyer. Also when staging a home, it’s a good idea to opt for neutral colors that give buyers more options on the colors they would want to include in a home.
