From its New York City headquarters, Castellan Real Estate Partners provides property management services to investors. Guided by co-founders John and Paul Salib, Castellan Real Estate Partners prioritizes cost-saving measures as a way to improve energy efficiency and saving resources.
One way they accomplish is by reducing operating costs by converting homes to cost-effective energy sources, such as natural gas.
The cost of gas heat can be as little as half that of electric heat, depending on the local price of fuel and the efficiency of heaters. In addition, buying new gas appliances may entitle the purchaser to rebates from his or her supplier. Other benefits include:
- Warmth. On average a gas heater produces air heated at 110 to 120 degrees, which is 25 percent warmer than electric heat.
- Reliability. Underground lines are immune from the effects of storms and enable heating when power lines are down. Gas avoids the need for trucks to transport supplies as with propane and oil heat. In addition, well-maintained gas furnaces can work for as long as 20 years; gas boilers have a longer operating lifetime than electrically-powered ones.
- Smaller environmental impact. Some 70 percent of electricity is lost to production before it reaches your home — the figure for gas is only 10 percent. The carbon dioxide output of a gas-powered home is significantly less than the output associated with oil, coal, and wood fuels.
- Health. A fully functional, well-maintained gas system presents fewer health hazards to your family, including carbon monoxide, sulfur dioxide, dissolved salts, and particulates.
