The Fund enables Castellan to provide short-term real estate bridge loans, usually from 12 to 24 months. Interest rates typically range from 7 to 9 percent, and are primarily floating loan rates that are adjusted monthly. Those investing in the fund have a projected return of over 9 percent net yield.
The fund caters to an underserved $30 million and below bridge loan market, and clients in time-constrained but viable situations. Due to Castellan’s extensive industry knowledge and experience, it can quickly approve and disburse a bridge loan in a matter of days. Prudently lending up to 65 percent of the loan value, the fund issues senior loans. In the event of a default, it has first claim to payment above all other debt obligations and the assets securing the loan.
